Property Type: Class-A Office and Life Science

Size: 135,000 SF

Overview: In 2013, Nordblom purchased these two connected office buildings totaling 135,000 SF on 9.3 acres of land. With an ideal location, including easy access to Routes 3 and 128, this property offers an excellent alternative for a range of office, R&D, and life science tenants. Nordblom implemented a comprehensive program of renovations and innovations including a new metal façade, window system, and HVAC.

Size: 300,000 SF

Overview: This world-class retail walking street is anchored by a new 140,000 SF Wegmans supermarket, with a 14,000 SF interior “Market Café” and 800-car structured garage, this is a unique addition to the Route 128 corridor. Building a culinary theme, 3rd Ave is home to 5 independent and high-end eateries. At the center of 3rd Ave lies an urbanesque public park, surrounded by cafés and restaurants. Retail shops, a boutique hotel, and other service amenities complete this jewel of a development, which is located across the street from the Burlington Mall.

Property Type: Corporate Surplus / Repositioning

Size: 330,000 SF

Overview: This landmark corporate headquarters building overlooking Route 128 had been home to OSRAM/Sylvania for more than 30 years. Nordblom closed on this building and simultaneously leased-back 156,500 SF to the seller. As part of this transaction, Nordblom committed to the complete reconstruction of all OSRAM tenant areas, and the replacement of the base building MEP systems. This multi-phased project was managed with more than 600 OSRAM employees on site. Nordblom then repositioned the asset for multi-tenant occupancy, ultimately re-zoned for medical use, and sold to Partners Healthcare with Nordblom continuing to manage this property.

Property Type: Headquarters / Tenant Improvement

Size: 203,000 SF

Overview: Following an East Coast location search and a delayed lease signing, the Nordblom/Avid team implemented an accelerated schedule to complete the project in less than six months. The project included the installation of a new supplemental chilled water system with an associated 500-ton cooling plant, as well as an elevated pedestrian bridge connecting two existing office buildings. This transaction represented the largest suburban Boston office lease of 2009, and was recognized by the Massachusetts Commercial Brokerage Association, which also presented Nordblom Company with its prestigious Landlord of the Year award.

Property Type: Life Sciences

Size: 45,000 SF

Overview: This involved a corporate headquarters relocation from Cambridge, MA, in which Dyax leased 45,000 SF of fully renovated space, a quarter of which was built out as a BL-2 wet lab. Dyax’s entrance into the Burlington office market represented the first life sciences use permitted in that town, and required extensive entitlement work by the team prior to construction.

Size: 285,000 SF

Overview: The challenge with this tired research campus was to reposition a highly specialized surplus corporate asset to meet the current market demand for first-class space. This was accomplished by selectively demolishing portions of the facility and reducing the campus from 425,000 SF to 285,000 SF while also converting below-grade space to fully windowed ground and office. The demolition and conversion process was carefully executed to protect the remaining structures, which were subsequently redesigned into an attractive and marketable office product.

Overview: Located in the affluent neighborhood of SouthPark in Charlotte, NC, MEZZO1 offers 4 stories of apartments on top of a 115-space, secured, two-story parking deck.  This 100-unit community offers studio, one-bedroom, and two-bedroom units, along with unmatched amenities including landscaped courtyard with firepit, resort-style pool with patio, pet spa, clubhouse with fireplace and Wi-Fi, and secured, covered parking.  The units feature modern kitchens with granite countertops, walk-in closets, side-by-side washer & dryer, modern fixtures and balconies in select units.

Overview: Nordblom was hired by Milton Academy to oversee capital projects at the school, including construction of two new residence halls and renovation of a classroom building, as well as art and science buildings. Nordblom provided leadership throughout the projects and brought cost-certainty and use-specific design to the process. Additionally, Nordblom addressed the school’s long-term vision and academic identity throughout the capital projects.

Property Type: Class-A Office Headquarters

Size: 132,000 SF

Overview: Palomar Medical Technologies’ new headquarters was developed by Nordblom on an 8.5-acre parcel of land at 15 Network Drive, Burlington, MA.  The build-out entailed construction of a 132,000 SF Class-A office building, with expansion potential up to an additional 48,000 SF. This new headquarters is a three-story design with striking masonry and glass construction. Nordblom Development Company provided comprehensive construction management services to Palomar on a fee-for-service basis to help ensure that the vision of a corporate headquarters building was fully integrated into the Network Drive at Northwest Park environment.

Property Type: Suburban Office/R&D Park

Size: 495,000 SF on 64 acres

Overview: This project involved the re-assemblage of a former Digital Equipment Corp. campus from two different institutional owners. The property included several development sites on which a build-to-suit was constructed for Duke Energy and a second multi-tenanted office building erected as well. The property was successfully re-branded with the name change to Solomon Pond Park and integrated with surrounding amenities such as the Solomon Pond Mall as part of the overall workplace environment. The marketing plan ties the entire community of properties and amenities together as one destination with initiatives including new graphics, extensive jogging/walking trails, cafeteria, exercise room, day care center and more.

Overview: Completing the mixed-use environment at Northwest Park, The Tremont is adjacent to 3rd Ave, where residents have access to over 20 restaurants and shops including Wegmans. Overview: This high-rise building, located at 1600 Beacon Street, involved the successful conversion of older apartments to modern condominiums. The scope of this opportunistic investment included the comprehensive redesign of the exterior entrance to contemporary interior finishes and amenities, attracting both Gen Y and professional medical clientele as buyers. Featuring a modern lobby with concierge, the property offers an exercise facility, laundry center, outdoor patio/cookout area, and a newly expanded garage.
