Nightingale

The Nightingale, located at 100 Mathewson Street, is the first new mixed-use apartment building in the downtown Providence, RI in nearly 30 years. The community consists of 143 market-rate luxury apartment units, covered parking, and 11,500 sf of ground floor retail. Amenities for the residents include a state-of-the-art fitness center, two elevated patios with grilling stations, a community lounge and entertainment kitchen, co-working space, 24-hour package room with dry-cleaning and cold-storage, and a roof top patio with panoramic views of the City of Providence.

Low Rise Urban Portfolio

This portfolio includes a group of boutique, family-owned, garden-style apartment buildings located in the streetcar towns of Brookline and Brighton, Massachusetts. Nordblom Residential Management provides personal management oversight of the asset and the investment for the owners and residents, alike.

Life Time Living

Located at the corner of Burlington’s Middlesex Turnpike and 4th Ave is Nordblom’s latest ground-up residential development. The community, developed in partnership with Life Time Living, will consist of 167 wellness-focused luxury apartment units on 5 acres, and broke ground in Q4 2021.

735 Truman

Nordblom completed its gut-rehab redevelopment in August 2019 converting the asset into a 46-unit multi-family residential building. The property consists of studio, one and two-bedroom apartment homes. This apartment community is located at 735 Truman Parkway in Hyde Park, Massachusetts. Hyde Park is a neighborhood of Boston and the asset is located approximately 20 minutes outside of downtown Boston. The site benefits from excellent access to the Fairmont MBTA station, which is only five stops from South Station, the main transportation hub of Boston. Onsite amenities include a community room, conference room, roof-deck with grilling station, fitness center, courtyard, secured bicycle storage, and 24-hour package room.

712 Tucker

This urban asset was acquired in 2017 and is in the Glenwood South neighborhood of Downtown Raleigh. In addition to the many restaurants and night life that the Glenwood South neighborhood offers, this luxury community provides a strong amenity package that includes a pool and hot tub, two level fitness center, community room, two residential lobbies, secure bicycle storage, private onsite parking garage, and courtyard space with outdoor televisions, fountains, grilling areas and fire pit. This mid-rise asset was originally built as condos so the property offers a wide variety of spacious studio, one and two-bedroom floorplans. In addition to high end finishes, the apartment homes include some unique features such as two-story loft apartments, private outdoor roof decks and private entrance townhouse style apartment homes.

Pelham Hall Apartments

This pre-war landmark property, originally developed in the 1920s, is located on Beacon Street in Brookline’s trendy Coolidge Corner. The historic nature of the property has been preserved in a multi-million-dollar renovation of its units, common areas and exterior. The eight-story building provides a range from studios to three-bedroom homes, with a variety of amenity offerings including a fitness center and a locally renowned restaurant. Pelham Hall has historic charm with the ultimate convenience of an ideal location. This asset was sold in 2021.

Shire

This involved a corporate headquarters relocation from Cambridge, MA, in which Shire leased 45,000 SF of fully renovated space, a quarter of which was built out as a BL-2 wet lab. Shire’s entrance into the Burlington office market represented the first life sciences use permitted in that town, and required extensive entitlement work by the team prior to construction.

Solomon Pond Park

This project involved the re-assemblage of a former Digital Equipment Corp. campus from two different institutional owners. The property included several development sites on which a build-to-suit was constructed for Duke Energy and a second multi-tenanted office building erected as well. The property was successfully re-branded with the name change to Solomon Pond Park and integrated with surrounding amenities such as the Solomon Pond Mall as part of the overall workplace environment. The marketing plan ties the entire community of properties and amenities together as one destination with initiatives including new graphics, extensive jogging/walking trails, cafeteria, exercise room, day care center and more.

Presidential Way

This former distribution center was redeveloped into Class-A office space with creative plans that included the insertion of an interstitial floor in the warehouse area. Nordblom then introduced the property to market and leased it as multi-tenanted office space. The building’s main corporate user, American Tower Corporation, was admitted as an investment partner before becoming the new owner. Nordblom Management Company continues to provide full-service management, including accounting, client relations, leasing administration, and operations.

Palomar Medical Technologies

Palomar Medical Technologies’ new headquarters was developed by Nordblom on an 8.5-acre parcel of land at 15 Blue Sky Drive, Burlington, MA. The build-out entailed construction of a 132,000 SF Class-A office building, with expansion potential up to an additional 48,000 SF. This new headquarters is a three-story design with striking masonry and glass construction. Nordblom Development Company provided comprehensive construction management services to Palomar on a fee-for-service basis to help ensure that the vision of a corporate headquarters building was fully integrated into the Blue Sky Center environment.
