Solomon Pond Park

This project involved the re-assemblage of a former Digital Equipment Corp. campus from two different institutional owners. The property included several development sites on which a build-to-suit was constructed for Duke Energy and a second multi-tenanted office building erected as well. The property was successfully re-branded with the name change to Solomon Pond Park and integrated with surrounding amenities such as the Solomon Pond Mall as part of the overall workplace environment. The marketing plan ties the entire community of properties and amenities together as one destination with initiatives including new graphics, extensive jogging/walking trails, cafeteria, exercise room, day care center and more.

Presidential Way

This former distribution center was redeveloped into Class-A office space with creative plans that included the insertion of an interstitial floor in the warehouse area. Nordblom then introduced the property to market and leased it as multi-tenanted office space. The building’s main corporate user, American Tower Corporation, was admitted as an investment partner before becoming the new owner. Nordblom Management Company continues to provide full-service management, including accounting, client relations, leasing administration, and operations.

Palomar Medical Technologies

Palomar Medical Technologies’ new headquarters was developed by Nordblom on an 8.5-acre parcel of land at 15 Blue Sky Drive, Burlington, MA. The build-out entailed construction of a 132,000 SF Class-A office building, with expansion potential up to an additional 48,000 SF. This new headquarters is a three-story design with striking masonry and glass construction. Nordblom Development Company provided comprehensive construction management services to Palomar on a fee-for-service basis to help ensure that the vision of a corporate headquarters building was fully integrated into the Blue Sky Center environment.

Northwest Park

As one of the first technology parks in the United States, Northwest Park was established over the course of sixty years and has evolved into one of the most dynamic mixed-use environments in the greater Boston area. Significant investments are currently being made to provide facilities and amenities most desired by today’s companies. Notably, Northwest Park has recently been rezoned to 3,200,000 SF for the development of a pedestrian-friendly, amenity-rich, vibrant mixed-use environment including 3rd Ave, the dining and entertainment heart of Burlington which features five independent restaurants, six distinctive home stores, and many other unique shops.

Blue Sky Center

Blue Sky Center, formerly known as Network Drive at Northwest Park, is the very essence of a forward-looking property. Featuring the latest technology and contemporary architecture, the campus is designed with an eye towards sustainability, efficiencies and expansion. Following an East Coast location search and a delayed lease signing, the Nordblom/Avid team implemented an accelerated schedule to complete the project in less than six months. The project included the installation of a new supplemental chilled water system with an associated 500-ton cooling plant, as well as an elevated pedestrian bridge connecting two existing office buildings. This transaction represented the largest suburban Boston office lease of 2009, and was recognized by the Massachusetts Commercial Brokerage Association, which also presented Nordblom Company with its prestigious Landlord of the Year award.

75 Fountain Street

Covering an entire city block, the re-imagined and redeveloped 75 Fountain Street property is one of Providence’s premier office buildings for companies seeking a distinct urban location. 75 Fountain Street has been transformed with modern interior design renovations and amenity upgrades. The 165,000 SF, four-story, landmark building is centrally located in Downtown Providence, adjacent to the Rhode Island Convention Center and many Downtown hotels. In 2017, Nordblom purchased 135 Morrissey Boulevard (the former Boston Globe headquarters), a 695,000 SF building on 16.5 acres. Working closely with the neighbors and BPDA, Nordblom brought the vacant property ‘back to life’ as an urban innovation campus and new center for creativity, vibrancy, and ingenuity.

Nordblom rejuvenated and reconfigured the iconic building’s existing footprint, adding such amenities as a fitness center, shooting court, food hall and more.
